About TUHF

The current economic climate in South Africa has rendered thousands of families unable to purchase their own homes or even access affordable rentals.

This is why the TUHF is dedicated to assisting those who are able to refurbish buildings and create new homes with the necessary finance to do so.

The TUFH story

TUFH is enabling property financing to those who are able to identify and unearth potential in refurbishable buildings in the inner cities of South Africa. Many of the buildings in the hearts of our major cities are run-down and no longer habitable or safe. But, with some TLC, it will be possible to turn these rundown buildings into homes and comfortable living spaces for those who need affordable housing.

These refurbishment projects will not only create housing opportunities but employment opportunities too which, in turn, can contribute to a more sustainable economy within South Africa. While we are currently focusing on Johannesburg, Durban, Cape Town, Port Elizabeth, and Bloemfontein we plan to expand our services to other major cities in the future.

In the past thirteen years of practice, we have provided over R4 billion to the development or inner-city residential areas and have enabled the development of over 20,000 residential units. But what makes us different from the other financial lenders is that we treat customers as more than those in need of finance; we treat them as entrepreneurs who will create, innovate, and build a more sustainable future for South Africa.

We also provide constant support to these entrepreneurs from negotiating better deals, offering expert advice, and helping to arrange construction through the fifteen-year loan. In doing so we ensure that the project is feasible, affordable, and meets the demands of the market.

Easy property finance

TUHF provides access to financial assistance to residential refurbishment projects up to the maximum value of R50 million. These projects can include purchasable buildings, refurbishment projects, from the ground construction, and property conversions but all these projects need to be in aid of creating residential homes. The home loan that you apply for covers the purchase of the property as well as the necessary construction components.

The borrowing amount can be repaid over a period of fifteen years and the rate attached to the loan is linked with the current prime rate. But are also flexible and understanding so there are no monthly fees to be paid. Our team can also organize special financial restructuring according to progress in development.

Bridging finance is also an option

The bridging finance that we provide is ideal for covering temporary needs during the slower times of development. These short-term loans are available up to a six-month term and can be used to cover the following needs among others:

  • Funds for auctions
  • Transfer fees and costs
  • Rates Clearance Certificates
  • Profit from the sale of the property

Our bridging finance options are highly flexible and adaptive to the circumstances of the client. We operate them at competitive prices and make adjustments based on the particular problem that is being faced.

What are the requirements to apply?

To qualify for our assistance on the refurbishment projects there are a few requirements that you need to qualify against, such as:

  • A signed offer to purchase the property
  • Necessary FICA documentation
  • Record of your financials
  • 20% of the property price

If you are unable to afford this 20% then consider looking into the Intuthuko Fund for assistance.

Accessing our application forms

To complete our loan application form all you need to do is visit the TUHF website and download our application from the “application form” tab. From here you can complete it and email it, or you can always make an appointment to visit our premises and we can assist you in person.
